Columbus regulates sheds as accessory structures under Title 33 Zoning Code Β§3332.38 (Private garage). Sheds 200 square feet or larger require a building permit under the Residential Code of Ohio. Accessory structures must be located in the rear yard, set back at least 5 feet from side and rear property lines, separated from the principal dwelling, and may not exceed 30% rear-yard coverage in residential districts.
Columbus Code Β§3332.38 governs detached accessory buildings, including sheds, in residential districts. A building permit issued by the Columbus Department of Building and Zoning Services is required when a shed is 200 square feet or larger, and any shed wired for electricity needs an electrical permit regardless of size, in line with the Residential Code of Ohio (OAC 4101:8) adopted under Ohio R.C. 3781.10. Even sub-200-square-foot sheds must comply with zoning: placement in the rear yard, side and rear setbacks of at least five feet, separation from the principal dwelling, a default 15-foot height limit for detached accessory buildings, and a combined accessory-structure footprint that does not exceed thirty percent of the rear yard. Lots in historic districts (German Village, Italian Village, Brewery District, Olde Towne East, etc.) require additional Historic Resources Commission review before installation. Property owners can request variances through the Board of Zoning Adjustment when a proposed shed exceeds the height or area thresholds in Β§3332.38.
Building or placing a shed without required zoning clearance or building permits violates Title 33 and Title 41 of the Columbus City Codes. Code Enforcement may issue notices under Chapter 4501, requiring removal, relocation, or after-the-fact permitting. Continued non-compliance can result in civil fines and referral to the Columbus Environmental Court (Franklin County Municipal Court).
