Shed permit rules in Cumberland County, NC — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
In the unincorporated county a shed or other accessory structure cannot sit in a required front or side yard, must stay at least five feet from any interior lot line, and any accessory structure over 700 square feet must sit inside the building envelope.
The Cumberland County Zoning Ordinance, Section 1002.E (Accessory Structures), sets the placement rules for detached sheds and similar buildings. They may not be erected in a required front or side yard, must be at least 20 feet from any side-street line, and at least five feet from any lot line that is not a street line or from any other building. No accessory building may sit closer to a street than the principal-structure setback, and any accessory structure larger than 700 square feet must be within the building envelope. A zoning permit is required before construction. Inside Fayetteville or other towns, the municipal UDO governs instead.
Placing a shed in a required yard or too close to a line without a zoning permit violates the ordinance; the county may withhold the permit, require relocation or removal, and impose Chapter 160D penalties.
