Under LNMC 9-1-35.3, an accessory structure is a building subordinate to the main dwelling, including storage sheds, gazebos, patio covers, and greenhouses. Placement is required on the rear 50 percent of the site, at least 10 feet from any street-bordering line, three feet from a non-street line for unenclosed structures, and five feet for enclosed ones. Unenclosed structures meeting main-building setbacks may reach 15 feet (12 feet if they encroach); enclosed structures may not exceed 10 feet or 150 square feet, and cover no more than 50 percent of the rear yard setback. Modifications need a minor adjustment. ADUs and JADUs are excluded.
Placing an oversize or over-height shed, locating it outside the rear half of the lot, or violating the setbacks violates LNMC 9-1-35.3. Code Compliance may issue a correction notice, require a minor adjustment, or order the structure relocated or removed.
