05(l)(2)A governs detached accessory buildings, such as sheds, tied to residential principal buildings in every district and to any use on M-U District lots. Construction cannot start until the principal building is complete. The structure must sit in the rear yard, at least 5 feet from rear and side lot lines, and at least 10 feet from any other building unless the Planning Director approves a closer distance. Height is capped at 15 feet, and a lot may hold no more than three detached accessory buildings.

Combined floor area of all detached accessory buildings on a lot is capped at 744 square feet, though that cap can rise to 1,032 square feet if the total still stays within 10 percent of the rear yard's area. 06(c). Swing sets, play structures and similar detached items are exempted from the 10-foot separation, three-building cap, area cap, and driveway rules as long as they need no permanent ground attachment; swimming pools are exempted from the three-building cap and area cap. 05(l)(2)B instead applies the district's ordinary setback requirements and caps accessory building height at the height of the principal building, with the same rear-yard placement and 10-foot separation rule.
