Minneapolis Code Chapter 535 governs accessory structures. A shed or other accessory building 200 square feet or less and no more than 10 feet tall is exempt from the building permit requirement under the Minnesota Residential Code as adopted, but zoning setbacks still apply. Setbacks are typically 3 feet from side and rear property lines with a 5-foot separation from the principal dwelling. Maximum lot coverage by all accessory structures is 10 percent of the lot area or 676 square feet (whichever is greater), not exceeding the coverage of the principal dwelling. Sheds must be located in the rear yard or the rear 40 percent of the lot in most residential districts. Materials must be weather-resistant and sheds cannot be used as dwellings or home businesses. Sheds over 200 sq ft require a building permit and engineered plans if over 120 sq ft and intended for storage of significant loads.
