Full Breakdown

Under the county's accessory-structure setback exception, a detached shed, garage or gazebo not used for human habitation may be placed as close as 3 feet to interior side and rear lot lines, but the structure can't occupy more than 40% of the required rear setback area. Sheds up to 2,000 sq. ft. of cumulative floor area per lot need only a Zoning Clearance; larger ones need a discretionary Planned Development Permit in most zones. A shed built taller than 15 feet, or higher than the main house, generally needs a Conditional Use Permit unless it's set back 20 feet from all property lines. Applies only in the unincorporated area.

Violations & Fines

Building a shed inside the setback without meeting the 3-foot/40%-coverage exception, or skipping the required Zoning Clearance, is a zoning code violation subject to a Notice of Violation and possible civil penalties.
