Section 43-41O ties the maximum size of a storage shed, greenhouse or children's playhouse to the size of the lot: 100 square feet of shed for every 5,000 square feet of lot area, or a proportional share of that ratio, but O(1) guarantees at least 100 square feet regardless of how small the lot is. O(2) limits a property to one storage shed or greenhouse and one children's playhouse; a homeowner cannot add a second shed once the first is in place. O(3) caps height at eight feet and requires at least five feet of clearance from every property line.

O(4) asks, to the extent possible, that a shed's color and roofing material match the principal building on the lot, a design-compatibility standard rather than a hard mandate. O(5) folds an attached shed into the principal building for setback purposes if it is physically attached to the house, since it then no longer counts as a freestanding accessory structure. O(6) closes off commercial use: a shed cannot be used to conduct any business located on or off the property, nor for storage tied to a commercial enterprise anywhere.

These sheds also fall under the general accessory-structure height and yard-coverage rules in § 43-40D, including the citywide 15-foot/one-story cap and the front-yard placement ban that applies to accessory structures generally.
