Bradenton, FL Animal Ordinances: Veterinary Clinic Zoning (2026)

Veterinary uses in the City of Bradenton are controlled through the use schedules of the Land Use Regulations. Section 3.2 says the types of uses allowed in each district are set on schedules 3.2.1.1 and 3.2.1.2, that permitted uses are approved by the PCD director under section 2.2.1, that special uses go through the special use permit procedure in section 2.2.4, and that uses and use permissions not indicated are prohibited as a general matter. Schedule 3.2.1.1 covers the R-1, R-2, R-3 and R-4 residential districts and the Village of the Arts and Antiques overlays, and it contains no veterinary row.

Schedule 3.2.1.2 covers the mixed-use and non-residential districts (UV, UC/UCBD, UCC, SCC, P and I). It lists "Veterinarian/Animal Hospital" under Health Care and Social Service Facilities, with X marks in both the permitted and special use columns depending on the district. The exported table splits its column headers unevenly, so this page does not assign a particular permission to a particular district; confirm the district on the schedule itself. Footnote (1) to the schedule adds that outdoor storage and display in conjunction with any use is not permitted unless specifically approved by special use permit. Special use permits are judged under section 3.3, which asks whether the tract suits the use by virtue of its location, topography, shape and the nature of surrounding development.

The chapter 10 definition marks the boundary of the use: a facility providing medical or surgical treatment for animals and short-term boarding of animals as necessary for medical purposes. Boarding beyond medical need is a different use, and schedule 3.2.1.2 carries a separate row for Kennels, Animal Boarding.

Parking is fixed by schedule 4.1.4.1 under section 4.1.4: Health Services, Veterinarian and Animal Hospitals need 1 space per examination room, in addition to the 1 space per staff member on the largest shift that the schedule sets for all health care facilities. The PCD director can approve fewer spaces for certain uses when the applicant sufficiently justifies it.
