Alexandria, VA Building Safety: Building Permits (2026)

Sec. 8-1-2 of the city code adopts the Virginia Uniform Statewide Building Code, 2006 edition, including the Virginia Maintenance Code, along with future editions as they take effect statewide, and Sec. 8-1-4 designates the director of the department of code administration as the building official who administers it. Beyond the VUSBC's own permit triggers, Sec. 8-1-22 imposes a distinct local rule: a permit and inspections are required for installing replacement windows, and for more than 100 square feet of replacement siding or roofing, on any building located in a historic district or any building over 100 years old that the city has designated as such.

Permit holders must notify the building official at least 24 hours before any requested inspection and give written notice within 14 days if a contractor is discharged or work is suspended or abandoned, per Sec. 8-1-11. Fees for building permits, inspections, and certificates are set by city council resolution under Sec. 8-1-23, and that section exempts WMATA, the Alexandria Sanitation Authority, Alexandria City Public Schools, and the city itself from paying them, along with the Alexandria Redevelopment and Housing Authority for qualifying low- or moderate-income housing projects.

A foundation and wall survey plat prepared by a licensed surveyor or engineer must be filed with the building official once footings are placed and walls reach first-joist height, under Sec. 8-1-12.
