Canyon County Code § 06-01-09(1) makes it unlawful to erect, construct, enlarge, alter, repair, improve, move, remove, convert or demolish any building or structure in unincorporated Canyon County without a separate permit from the County Development Services Department for each building or structure. Setup of mobile, manufactured and modular homes instead follows the manufacturer's installation manual or the State of Idaho's current Manufactured Home Installation Standard. A narrow list of repair and maintenance items on an existing single-family residence or its accessory building is exempt from both the permit and its fee under § 06-01-09(3): cabinetwork, concrete slabs, driveway, sidewalk and masonry repair, floor or ceiling covering, gutters or downspouts, nonbearing partitions and walls, painting, shelving, and items the Director designates such as ornamental windmills or flagpoles, so long as none of it encroaches over a subsurface disposal system or into a required yard.
An agricultural building, defined as a structure on at least five agriculturally zoned acres housing farm implements, hay, grain, poultry or livestock, does not need a building permit at all, but the owner must still apply for a zoning compliance permit under Idaho Code § 39-4116(5) to confirm the building will not block a required fire-district turnaround and meets road, section-line and utility-easement setbacks. No permit is issued without a current Idaho contractor registration number under Idaho Code § 54-5204, unless the contractor is exempt under §§ 54-5205 or 54-5209, and Health Department or Fire Protection District approval is required first wherever it applies.
Chapter 6, Article 1 also adopts the 2018 editions of the International Building, Residential, Energy Conservation, Mechanical, Fuel Gas and Existing Building codes to govern the actual construction standards.
Violations & Fines
