Forsyth County, GA Building Safety: Fire Sprinkler Requirements (2026)

Forsyth County Code of Ordinances section 38-52, part of the county's local fire prevention amendments in Chapter 38, sets two separate life-safety standards for attached multi-family housing. Any attached multi-family dwelling with two units or more must separate each unit from its neighbors with a wall and/or floor assembly rated at not less than one-hour fire resistance. Once a building reaches three units or more, the code goes further: every dwelling unit must be protected throughout by an approved automatic sprinkler system installed in accordance with NFPA 13 or NFPA 13R, and the sprinkler heads used must be listed quick-response or listed residential heads throughout all dwelling units, not just common areas.

The rule applies to new construction reviewed for a Forsyth County building permit; the fire marshal's office administers plan review and inspection for compliance with this article, alongside the county's adopted building and fire codes.
