Huntsville, AL Building Safety: Fire Sprinkler Requirements (2026)

The requirement sits inside the city's 2018 International Residential Code amendments adopted by Ordinance No. 21-1006 on November 18, 2021, effective January 1, 2022. Sec. 7-192(31) rewrites IRC R313.1 and R313.2 so that NFPA 13D is the only standard: an automatic sprinkler system installed in a townhouse, or in a one- or two-family dwelling, must be designed to NFPA 13D. Huntsville did not adopt the IRC's default sprinkler mandate, so installation itself stays voluntary for detached houses and townhomes.

Garages are different. Sec. 7-192(30) rewrites R309.5 so that private garages must be protected by fire sprinklers where the garage wall has been designed based on Table R302.1(2), footnote a, meaning a builder who uses that reduced fire-separation wall option to shrink the required exterior-wall rating must then sprinkler the garage. Those garage heads must be residential or quick-response sprinklers designed to a density of 0.05 gpm per square foot, tied to a system meeting the 2018 International Plumbing Code, and garage doors cannot count as sprinkler obstructions.

Sprinklers also buy a design credit elsewhere in the code: Sec. 7-192(20) drops the townhouse common-wall rating from a 2-hour to a 1-hour assembly where NFPA 13D coverage exists, and Sec. 7-192(21) drops the two-family dwelling separation wall from 1-hour to 1/2-hour under the same trade. The city's Inspection Department enforces the technical codes adopted under Sec. 7-171, and the means of appeal under the adopted codes runs to the Board of Examination and Appeals for Construction Industries per Sec. 7-190(4).
