Lafayette, LA Building Safety: Fire Sprinkler Requirements (2026)

Codified at City Code 1965 § 12-33 and carried forward as Section 38-55, the High-Rise Building Fire Control Ordinance requires that any building constructed, renovated, remodeled, or enlarged within the City of Lafayette, or any such building outside the city served by Lafayette Utilities System electricity, water, or sewerage, that exceeds five stories or 65 vertical feet from grade to the roof deck be equipped with an approved automatic sprinkler system meeting NFPA Standard 13, plus an approved emergency-type smoke detector alarm system on every floor level, including below-grade floors.

Parking decks, water towers, and communication towers are excluded from the requirement. The article is written as a mandatory addendum to the Louisiana State Fire Marshal's Act, meaning it stacks on top of, rather than replaces, the 2021 International Fire Code the city separately adopted under Section 38-1. The director of regulatory codes and permits enforces the article under Section 38-56, and Section 38-57 puts continuing maintenance duty on the building's owner of record, who must also arrange for the Lafayette Fire Prevention Bureau to run a test-alarm evacuation drill at least once a year. Section 38-58 resolves conflicts with other city ordinances or codes in favor of whichever provision sets the higher life-safety standard.
