Riverside requires automatic fire sprinklers in new one and two family homes, townhouses, and most additions or substantial remodels under California Residential Code Section R313. Existing homes are not retroactively required.
Per California Residential Code Section R313, adopted by Riverside through RMC Chapter 16, every newly constructed one and two family dwelling and townhouse must include an automatic NFPA 13D residential fire sprinkler system. Substantial additions and remodels exceeding fifty percent of the existing structure also trigger sprinkler retrofits. Plans must be designed by a licensed fire-protection contractor and submitted with building permit applications to Building and Safety. Riverside Fire Department witnesses acceptance tests including hydrostatic, flow, and alarm checks. Backflow prevention and dedicated water service may be required depending on lot conditions.
Failing to install required sprinklers blocks final inspection, leads to permit revocation, and may require retrofit at the owner's expense before occupancy is granted.
