Schenectady, NY Building Safety: Fire Sprinkler Requirements (2026)

Chapter 167, § 167-43, Fire Protection in Multiple Dwellings, sets out maintenance duties for the fire-safety systems a multiple dwelling is required to have. Subsection B, Sprinkler Equipment, requires that required sprinkler equipment be maintained in proper operating condition at all times, and specifically bars storing materials in a way that interferes with the sprinklers' effective discharge of water. Valves that control the water supply to the sprinklers must be secured in the open position so the system can't be shut off inadvertently or deliberately, and sprinkler heads themselves must be kept free of corrosion and paint, since either buildup can stop a head from activating or discharging properly in a fire.

The same section covers the building's other fire-protection systems side by side: fire alarm systems must be maintained in proper operating condition and wired to the National Electrical Code under Subsection A; standpipe systems must stay in proper operating condition with tight gate valves and ready, dry hoses under Subsection C; and portable extinguishers, including one required at every oil burner for a boiler, furnace or central hot-water heater, must be kept in their designated locations and in efficient operating condition under Subsection D. The section does not itself create the sprinkler mandate for a given building, it maintains whatever sprinkler equipment the applicable building or fire code already requires, so an owner's obligation runs to keeping installed, required equipment functional rather than to installing new systems.
