Waukegan, IL Building Safety: Fire Sprinkler Requirements (2026)

City Code § 6-178 amends International Property Maintenance Code § 704 to set two separate sprinkler standards. 1 governs any automatic sprinkler system already installed in a covered building: heads must stay clean and free of corrosion, paint, or damage, and stored stock or other obstructions have to sit at least 18 inches (457 mm) below the sprinkler head deflectors so a fire can trigger full coverage. 4 requires sprinkler piping to be properly supported and to carry no other load. 2 adds a residential-specific suppression rule: if a residential structure or occupancy is not already fully protected by a complete automatic sprinkler system, every boiler, central heating plant, or hot water supply boiler in that structure must be fitted with residential sprinkler heads installed above the equipment, in accordance with applicable Waukegan codes, and any fire suppression system covered by this article must stay in proper operating condition at all times.

Together the sections function as a maintenance and targeted-protection standard rather than a blanket retrofit mandate: Waukegan does not require every existing home to install a full automatic sprinkler system, but it does require sprinkler protection over unprotected heating equipment and requires every sprinkler component that does exist to be kept in working, unobstructed condition.
