Full Breakdown
South Gate's density bonus program (§11.23.090, Table 11.23-3) treats third-party green building certification as a qualifying public benefit in the urban mixed-use zones. A project certified by the U.S. Green Building Council, GreenPoint Rated, Build It Green, or an equivalent nationally recognized program earns a 10 percent density bonus for base certification, 20 percent for LEED silver or equivalent, and 30 percent for LEED gold or platinum or equivalent: on top of whatever other incentives it combines. Any additional floor area or units awarded through this incentive must itself be built to the same certified green standard.
Violations & Fines
Green building certification is optional, so skipping it carries no penalty. A project that claims the bonus but fails to reach its promised LEED (or equivalent) rating faces a penalty equal to the value of the bonus, per §11.23.090(C)(8)(c).
