Manchester, CT Building Safety: Building Inspections (2026)

Section 129-4 of the Manchester Code of Ordinances lays out, activity by activity, what the Chief Building Official charges as a project moves through inspection. Getting a certificate of use or occupancy, whether partial, temporary or permanent, costs $10 for residential work and $15 for commercial work; getting a certificate of approval, partial or permanent, costs the same $10 residential and $15 commercial split. If an inspector has to come back because work was not ready the first time, the Town charges $20 for every reinspection.

Projects that need a special inspection, such as work requiring extra technical review, are charged $25 for special inspection processing, and projects big enough to need a threshold peer review of the structural design are also charged $25 for that review, or $25 total when a project needs both special inspection processing and a threshold peer review together. All of these fees are collected by the Chief Building Official and are set in accordance with the Connecticut State Building Code and other state laws, with the Director of Public Works handling any refund of fees already paid.

The Director of Public Works, the Chief Building Official, or the Board of Directors after a public hearing can each waive some or all of these fees in specific circumstances set out in Section 129-5.
