Full Breakdown

Table 4 of Hendersonville's Zoning Ordinance (2025-19, rev. Feb. 4, 2026) sets maximum lot coverage for each residential base district: Rural Residential (RR) 15%, Estate Residential (ER) 20%, SR-1 25%, SR-2 and SR-3 30%, and multi-family MFR1 40%. Commercial and industrial districts are governed separately by Table 6 (Chapter 7.4), ranging from 30% in Neighborhood Commercial to 70% in the Industrial district. Coverage is calculated across the whole lot, and variances from these caps require Planning Commission review under Chapter 4.4.

Violations & Fines

Site and building permits are checked against Table 4's coverage maximums before issuance; building over the cap without an approved variance is a zoning violation subject to Planning Department stop-work orders and permit denial.
