04, the Advanced Manufacturing District's Development Standards section, sets a hard numeric ceiling on how much of a site can be covered: subsection (d) caps 'Maximum Lot Coverage' at eighty percent (80%), immediately after the section's front, side and rear setback figures in subsections (a) through (c) and just before the 60-foot maximum building height in subsection (e). 07(b)(1). 06(c) adds a continuous screening requirement along the entire shared boundary, either a row of shade trees and a double hedge, a 6-foot wall or fence plus hedge and shade trees, or a double staggered row of evergreens.

Violations & Fines
Exceeding the 80% lot coverage cap, or occupying the required landscape and buffer area with building, parking or storage, is a Zoning Ordinance violation. Section 1105.99 makes such a violation a misdemeanor with a fine of up to $100 plus costs, and treats each day the excess coverage continues after notice as a new, separately chargeable offense against the owner or developer.
