Sec. 54-157 sets maximum lot coverage for single-family homes in the RSF district on a sliding scale tied to plat and sewer status. Coverage tops out at 30 percent inside a recorded subdivision plat served by public sewer. It drops to 20 percent for a sewered lot outside a plat, and to 15 percent on unsewered land whether or not it's platted. Other permitted or permissible uses in RSF territory are held to 20 percent if sewered and 15 percent if not, per subsection (2). These caps apply only in unincorporated towns that adopted county zoning; Appleton and the county's other cities set their own lot-coverage limits.
Violations & Fines
Covering more than the district maximum with buildings, garages and other structures is a zoning violation; Sec. 1-14(b) sets forfeitures of $150 for a first offense, $300 after.
