Town Code § 13-04-020(A) establishes density designations for the RU, RL, RM, MH, MF and RS zones by adding a dash and number after the zoning district designation. Subsection (B) then prints a development standards table in which column C is the percentage maximum lot coverage. The coverage figures run by designation: 75 for designations 1 through 5, 65 for designations 6 and 8, 55 for designations 10 and 12, 35 for designation 18, 25 for designation 35 and 20 for designation 70. Each coverage figure sits in the same row as the minimum lot area for that designation: 10,000 square feet for designations 1 through 4, 5,000 for designation 5, 6,000 for 6, 8,000 for 8, 10,000 for 10, 12,000 for 12, 18,000 for 18, 35,000 for 35 and 70,000 for 70.

Detached accessory buildings carry their own size ceilings in subsection (G): in districts with a density designation of 12 or lower a single accessory building cannot exceed 50% of the roof area of the principal dwelling unit including attached garages and carports, and on lots with a density designation of 18 or higher the ceiling is 100%.

Violations & Fines
Building past the printed coverage percentage violates the zoning chapter. Under § 13-15-030 a violation is a Class 3 misdemeanor unless the chapter specifies otherwise, and under § 13-15-020(B) each day a violation continues is a separate offense. Section 1-08-010(B) separately allows a civil sanction not to exceed $2,500 per citation, and § 13-15-040 lets the Town Council, Town Attorney or Zoning Administrator seek an injunction or abatement.
