Full Breakdown

Broken Arrow's Zoning Ordinance (Appendix A, Ord. No. 3877, adopted May 20, 2025) sets a separate dimensional standards table for each zoning district in Chapter 3, Division 3-1, Residential Standards. In the RS single-family district (Table 3-1-2-1), buildings must sit at least 25 feet from the front lot line, 20 feet from the rear, and 5 feet from each side yard (10 feet combined), with 35 feet required where a side or rear yard abuts an arterial street. The Agricultural (AG) district requires a deeper 50-foot front setback. Broken Arrow is a city in Tulsa County, Oklahoma; the Community Development Department administers these standards.

Violations & Fines

Building inside the minimum setback violates the dimensional standards table and can be denied a building permit or ordered corrected by Broken Arrow's Community Development Department.
