Accessory structures (sheds, pools, carports) generally have reduced setback requirements, typically 5 feet from side and rear property lines. Multi-family and commercial zoning districts have different setback requirements. Setbacks are measured from the property line to the nearest part of the structure, including overhangs exceeding a certain projection. Eaves and roof overhangs may project up to 2 feet into required setbacks. Swimming pools typically require 5-10 feet from property lines. Setback variances can be requested through the Board of Adjustment but require hardship justification. Air conditioning equipment and other mechanical systems must also observe setback requirements.
