Homestead, FL Building Setbacks & Zoning: Structure Height Limits (2026)

Homestead's Land Development Code establishes maximum building heights by zoning district. Single-family residential (RS) zones typically allow a maximum height of 35 feet or 2.5 stories, whichever is less. Multi-family residential zones may allow 45-75 feet depending on density and location. Commercial and mixed-use zones along corridors like US-1 may permit greater heights subject to site plan review. Height is generally measured from the average finished grade to the highest point of the roof for flat roofs or the mean height between eaves and ridge for pitched roofs. Exceptions are allowed for architectural features like chimneys, antennas, and mechanical equipment enclosures, which may exceed the height limit by a specified amount. The HVHZ building code requires all structures to be engineered for wind loads at their approved height — taller buildings face exponentially higher wind pressures. Height variances can be sought through the Board of Adjustment. Proximity to Homestead Air Reserve Base may impose additional height restrictions in certain areas due to airspace clearance requirements.
