Summary

Lawton's R-1 Single-Family Dwelling District requires a 25-foot minimum front yard from any street right-of-way, rising to 100 feet from an expressway centerline or 75 feet from a major arterial centerline, whichever governs. Interior side yards run at least 5 feet, corner lots need 15 to 20 feet toward the intersecting street, and rear yards must equal 20 feet or 20 percent of lot depth, whichever is smaller.

A.All buildings in an R-1 district shall be set back from street right-of-way lines to comply with the following front yard requirements:1.All buildings shall sit back from the right-of-way line of an expressway system or a state or federal highway a minimum of twenty-five (25) feet from the right-of-way line or one hundred (100) feet from the center line of the right-of-way easement, whichever is greater;...3.On all public roads or streets other than expressway systems, major arterial systems, federal, state or county highways, and section line roads, all buildings shall sit back a minimum of twenty-five (25) feet from the right-of-way line or fifty (50) feet from the center line of the right-of-way easement, whichever is greater; however, if twenty-five percent (25%) or more of the lots on one side of the street between two intersecting streets are improved with buildings all of which have observed an average setback line with a variation of not more than six feet, the minimum depth of the front yard shall be the average setback line established by the existing buildings. This regulation shall not require a front yard of greater depth than twenty-five (25) feet.

Full Breakdown

The R-1 Single-Family Dwelling District is Lawton's most restrictive residential zone, and its yard rules in Sections 18-5-3-521 through 18-5-3-523 set the baseline used across the city's other single-family and duplex zones. The front yard scales with the road: 25 feet minimum everywhere, but the trigger distance from the centerline climbs to 100 feet on an expressway or state/federal highway and 75 feet on a major arterial, section line road, or county highway, whichever produces the deeper setback. On ordinary streets, if a quarter or more of the block already sits at a uniform average line within 6 feet, new construction must match that established line instead of the flat 25 feet, though the code never requires more than 25 feet regardless.

Side yards run 5 feet on each side for a detached house, jumping to 15 or 20 feet on a corner lot depending on whether it backs up to another corner lot. 5 acres or more, accessory buildings need a full 25-foot side yard. Churches and other non-dwelling main buildings keep a flat 20-foot side setback. 1 carries the exceptions to these figures, and the R-2 Two-Family Dwelling District repeats the same numbers under Sections 18-5-4-533 through 18-5-4-535.

Violations & Fines

A building that does not meet the front, side, or rear yard minimums in Sections 18-5-3-521 through 18-5-3-523 fails to conform to the R-1 district and cannot receive a building permit or certificate of occupancy as drawn. The only relief outside a formal variance is the narrow list of exceptions in Section 18-404.1; there is no self-certifying waiver for ordinary residential construction.

Frequently Asked Questions

What is the front yard setback in Lawton's R-1 district?
Every building in the R-1 Single-Family Dwelling District must sit back at least 25 feet from the street right-of-way line under Section 18-5-3-521. That minimum grows to 100 feet from the centerline of an expressway or state/federal highway, or 75 feet from the centerline of a major arterial or section line road, whichever produces the greater setback for that street type.
How close can I build to my side property line?
For an interior lot in the R-1 district, Section 18-5-3-522 requires at least 5 feet of side yard on each side of the main building. Corner lots need 15 feet toward the side street if back-to-back with another corner lot, or 20 feet in every other case, and the interior side yard still needs the standard 5 feet.
What is the rear yard requirement?
Section 18-5-3-523 sets the R-1 rear yard at 20 feet or 20 percent of the lot's depth, whichever is smaller. Detached one-story accessory buildings may sit inside that rear yard but must still keep at least 1 foot of clearance from any utility easement or alley line.
Do these setbacks apply to R-2 duplex lots too?
Yes. Sections 18-5-4-533 through 18-5-4-535 apply the identical 25-foot front yard, 5-foot interior side yard, and 20-foot or 20-percent rear yard standards to the R-2 Two-Family Dwelling District, so a duplex or garage apartment lot follows the same minimums as a single-family lot.
