In the Davis R-1 one-family district, no principal building may exceed two stories or thirty feet, and no accessory building may exceed one story or fifteen feet in height.
Under Article 40.03 governing the Residential One-Family (R-1) district, no principal building may exceed two stories or thirty feet in height, and no accessory building may exceed one story or fifteen feet. Rear-yard setbacks also increase to twenty-five feet for any building portion over one story or over twenty feet in height, linking height and setback. Height limit exceptions and modifications are addressed in Article 40.27, and certain rooftop features and projections may be treated separately. Fences, walls, and hedges are subject instead to the separate height limits in Section 40.27.060 (seven feet behind the front setback). Other zoning districts in Chapter 40 have their own maximum building heights.
Constructing a building taller than the district maximum without an approved variance or modification is a zoning violation and may require redesign or removal of the excess height.
