La Grange, MO Building Setbacks & Zoning: Structure Height Limits (2026)

Section 505.040 of the building chapter sets La Grange's citywide framework for building height and area rather than leaving it to a separate zoning ordinance; the city's code has no zoning chapter, so this fire-safety-driven limit is the operative height standard for structures generally. Subsection (F) caps ordinary construction at three stories or 45 feet, whichever governs, unless the building is fire-resistive, defined in subsection (E) as reinforced concrete frame, floors and roof or the equivalent, in which case there is no limit on area or height at all.

The height cap works alongside the floor-area table in subsection (A), which limits ordinary construction to 9,000 square feet on one story (6,000 above one story) between fire walls, wood-frame construction to 6,000 square feet on one story (4,000 above one story), with a 25% area bonus for each additional street frontage. Buildings equipped with approved automatic sprinkler systems can add another 200% to the allowable area under subsection (C). Section 505.041 separately requires all construction in the city to meet the state's earthquake and seismic design requirements under Sections 319.200 through 319.207, RSMo., on top of the height and area limits in Section 505.040.
