Lauderhill, FL Building Setbacks & Zoning: Structure Height Limits (2026)

Section 3.1.1.F.6 of the Land Development Regulations fixes the maximum building height in the Residential Single-Family at Four Dwelling Units Per Gross Acre (RS-4) district, Lauderhill's standard single-family zoning classification, at thirty-five feet. The same thirty-five-foot ceiling carries over into the RS-5 district one step up in density, and into the annexed RS-4A district covering Broward Estates and St. George, where Section 3.1.12.F.6 caps height at two stories or thirty-five feet, whichever is less. Height rises sharply once density increases: the RT-16 transitional multi-family district allows single-family homes up to two stories or thirty feet but townhouses up to three stories or thirty-five feet and other multi-family buildings up to six stories or seventy-five feet, while the RM-22 and RM-25 multi-family districts permit eight stories or one hundred feet.

A homeowner adding a second story or a roof feature to an RS-4 house has to keep the finished structure at or below thirty-five feet, and the Chief Building Official checks that limit as part of the building-permit plan review before construction can begin. A property owner who needs to exceed the limit must seek a variance from the Board of Adjustment, which the Regulations' Section 1.5 defines as the body that can approve a deviation from these standards after finding unnecessary hardship.
