Livonia caps single-family homes at 30 feet or 2.5 stories in R-1 districts. Accessory structures are limited to 15 feet. Taller buildings require commercial zoning or variances.
The Livonia Zoning Ordinance limits the height of structures based on zoning district. In the R-1 single-family district, the principal dwelling may not exceed 30 feet or two-and-one-half stories, measured from the average grade at the front of the building to the midpoint of the highest roof. R-U-F and R-2 districts have similar limits. Accessory structures such as detached garages and sheds are generally capped at 15 feet with a single story. Chimneys, antennas, solar panels, and mechanical equipment may project above the height limit subject to restrictions in the ordinance. Office and commercial districts along Plymouth Road and Seven Mile allow greater heights, typically 35 to 50 feet depending on the classification. The Zoning Board of Appeals may grant height variances where practical difficulty is demonstrated, though additional height raises concerns about solar access, privacy, and fire department ladder reach.
