Leander, TX Business Licensing & Operations: Auto Repair on Residential Property (2026)

Section 8(l) of the Zoning Ordinance's home occupation standards, Article IV, draws a specific exclusion list: "Nothing herein shall be construed to allow animal breeding or hospitals, pet grooming, commercial kennels, commercial stables, veterinary offices, clinics, hospitals, barbershops, beauty parlors, contractor's yards, dancing schools, junkyards, lodging houses, 'bed and breakfast' lodges, massage parlors/therapy clinics, restaurants, rental outlets, or vehicle repair shops as home occupations." A resident cannot register or operate a vehicle repair business, however small, out of a Leander house or garage under the home occupation provisions, regardless of whether the other conditions of Section 8 (enclosed structure, no outside storage, no signage) could otherwise be met.

The exclusion sits inside the broader home occupation framework, which independently requires that any permitted home business "not require the installation of machinery or equipment other than that customary to domestic, hobby, craft, artisan, standard office, or ordinary household activities" under Section 8(g), and bars any occupation that would create "a fire hazard; health hazard; air, land or water pollution hazard; explosion hazard" under Section 8(j). Vehicle repair work, with its associated fluids, noise and equipment, runs against both standards even setting the explicit Section 8(l) prohibition aside.

Auto repair remains a legal use in Leander, just not from a house: the Zoning Ordinance's General Commercial and Heavy Commercial use components both list vehicle repair and body shop work as a conforming use, subject to a 150-foot separation from residential districts for small engine and motorcycle repair unless the work is done entirely inside a fully enclosed building.
