Springfield, OH Business Licensing & Operations: Auto Repair on Residential Property (2026)

Springfield's Zoning Code lets many small businesses run from a residence as a Home Occupation under § 1107.05(h), but § 1107.05(h)(11) lists eleven use categories that cannot qualify no matter how the business is structured. Division (K) of that list bars 'Vehicle and motorized equipment repair, including parts sales or detailing; vehicle washing; and large and small engine repair.' The exclusion covers the full range of at-home mechanical work, from routine auto repair and detailing to washing vehicles for pay and servicing lawn equipment or other small engines, not just heavy-duty repair shops.

Because the ban is written into the Home Occupation standards themselves, an operator cannot cure it by staying under the 10% floor-area threshold in § 1107.05(h)(4), limiting help to the one non-resident employee allowed under § 1107.05(h)(2), or capping visitors at the two-person limit in § 1107.05(h)(10); those size and traffic limits only matter for uses the Code does not already exclude outright. Without qualifying as a Home Occupation, the business cannot obtain the zoning certificate § 1107.05(h)(12) requires before opening, so the Community Development Director will not authorize vehicle repair, detailing, washing, or small-engine service at a residential address.

An operator instead needs a lot zoned for automotive or industrial use, where repair shops and similar uses are addressed as principal uses rather than home-based accessory ones.
