Edison, NJ Cannabis Regulations: Buffer Zones (2026)

5 of the Zoning Chapter, added by Ordinance No. 2112-2021 on August 19, 2021, sets the site standards every licensed Cannabis Establishment in Edison Township must meet before it can operate. 5(j) are the most consequential: no establishment may locate within 1,000 feet of a residential use or residential zoning district, a licensed or residential childcare facility, or any elementary, middle, high school, college or university, public or private, and no closer than 500 feet to a halfway house, correctional facility or another cannabis business; a 1,000-foot buffer also applies to any public park or house of worship.

Cultivation, processing and manufacturing operations must install odor-absorbing ventilation so no smell is detectable on adjacent property or in shared hallways, plus noise mitigation equipment that keeps machinery within state decibel limits. Every licensed site needs security cameras covering all exterior parking, loading areas, entry points and any interior space open to the public or used to store or process product, with footage available to the Police Department on request, and at least one State-certified security guard on duty whenever the facility is open to the public.

Cultivation sites must also control lighting spillover into residential neighborhoods. Cannabis and related paraphernalia must be screened from view through exterior windows, and waste must be stored and managed under state law. 7, and refusing or hindering an inspection is itself unlawful.
