Vineland, NJ Cannabis Regulations: Buffer Zones (2026)

Vineland Land Use Code Section 425-383A sets the City's cannabis buffer standard: no medical cannabis dispensary or cannabis retailer may be located closer than 500 feet to a day-care center, park, church, liquor store or another medical cannabis dispensary or cannabis retailer, or closer than 1,000 feet to a school, whether public, charter, parochial, private, vocational or a college, with distance measured by the shortest line between property lines. Section 425-383B pairs that exclusion with a maximum-distance rule unique to Vineland's highway geography: a dispensary or retailer cannot be located farther than 15,000 feet from a New Jersey Route 55 interchange, measured from the center of the 300-foot Route 55 right-of-way to the center of the intersecting road right-of-way, excluding ramp right-of-way.

These siting rules sit within Article XXVII, Cannabis, adopted under the City's Land Use Ordinance authority in Section 425-374, citing N.J.S.A. 40:55D-1 et seq. Section 425-382 layers on physical buffer and screening requirements: side and rear property line buffers of at least 25 feet, front buffers of at least 30 feet planted as an irrigated landscaping bed with vegetation capped at three feet, and an eight-foot security fence around the restricted portion of any cannabis site other than a dispensary or retailer. The Zoning Officer, per Section 425-384B, enforces these zoning and site plan distance requirements as part of any cannabis land use application.
