Clarkstown exempts a detached tool or storage shed up to 144 square feet from needing a building permit at all. Any accessory building on a single- or two-family lot, permit-exempt or not, still must meet zoning limits: no more than 12 feet tall, set back two-thirds its own height from every lot line, and capped with other accessory buildings at 15% of the lot area.
