Setback Rules

Fort Myers residential building setbacks are set by zoning district under LDC § 118.2 (Base Districts). Standard residential zones use 20 ft front, 10 ft interior side, and 10 ft rear setbacks (RS-E, RS-5, RS-6), with reduced 7-foot side allowed in RS-7, RS-D, RM-12, and RM-16. A 25-foot front setback applies to all garage doors facing the right-of-way, and a 25-foot waterfront setback applies citywide. Detached accessory structures under 200 sq ft may use a 5-foot side/rear setback.
