Unincorporated Canyon County, Idaho sets yard setbacks by zone in Canyon County Code § 07-10-21(1): the Agricultural Zone A requires 30-foot front, 10-foot side, 20-foot rear and 30-foot corner setbacks, while Residential Zones R-R, R-1 and R-2 require 20 feet front, 10 feet side, 20 feet rear and 20 feet corner. Buildings near major roads face extra arterial-preservation setbacks on top of these.

Lot Coverage Limits

Unincorporated Canyon County, Idaho imposes no impervious-surface coverage limit at all in its Agricultural and Residential (R-R, R-1, R-2) zones, but Canyon County Code § 07-10-15 caps commercial and industrial lots at 85% impervious coverage. The rule sits inside the Canyon County Zoning Ordinance and does not reach parcels inside Caldwell, Nampa or the county's other incorporated cities.

07-10-15: PROPERTY BOUNDARY COVERAGE: In residential and agricultural zones, there are no county regulations regarding the maximum area of a lot which shall be occupied by impervious surface. In commercial and industrial zones, the area of a lot occupied by impervious surface shall not exceed eighty five percent (85%) of the total area of the lot.
