Cass County's Zoning Order sets minimum front, side and rear setbacks by zoning district in unincorporated Cass County. The Agricultural district requires 50-foot front and rear setbacks and 25-foot side setbacks, while urban districts like R-1 scale side and rear setbacks to a percentage of lot width and depth.

When lots have frontage on two (2) roads, a front setback shall be required on both roads. c. Side. Shall be a minimum twenty-five (25) feet. d. Rear. Shall be a minimum fifty (50) feet.

Structure Height Limits

In the R-1 Single-Family Residential District, unincorporated Cass County caps a principal home at two and one-half stories and 35 feet at the eave of the uppermost story under Zoning Order § 400.300(D)(1). Accessory buildings are limited to one story and a 14-foot sidewall, or 16 feet with engineered drawings.

Maximum Height. a. Principal Structure. Two and one-half (2-1/2) stories from finished grade, not to exceed thirty-five (35) feet at the eave of the uppermost story. b. Accessory Buildings. One (1) story with a maximum sidewall height of fourteen (14) feet, provided that a maximum sidewall height of sixteen (16) feet is allowed upon approval of submitted sealed engineered drawings.

Lot Coverage Limits

In the C-2 Business District, unincorporated Cass County caps building lot coverage at fifty percent of the site under Zoning Order § 400.360(D)(3)(b). The same section sets a forty-thousand-square-foot minimum lot, one hundred feet of road frontage, and dimensional standards for the district's principal structures.
