Front, side and rear setbacks in unincorporated Forsyth County are fixed district-by-district in Table 11.2(a) of the Unified Development Code. Front setbacks run from 20 feet in R3 up to 50 feet in R1 and R4, side setbacks span 10 to 25 feet, and rear setbacks span 15 to 40 feet depending on the residential zoning district.

Lot Coverage Limits

Most of Forsyth County's residential zoning districts have no maximum lot coverage percentage at all. Table 11.2(a) of the Unified Development Code marks 'NA' for lot coverage in R1R, CR1, R1, R2R, R2, R3, R4 and OSR, capping only the LR district at 35 percent, and only for subdivision plats filed after April 17, 2025.
