Any data center in unincorporated Forsyth County must sit back at least 100 feet from residential, OR, A1, or Ag-Res property lines and keep a separate 75-foot planted buffer along those same lines under Unified Development Code Section 16-4.10. Buildings must stand at least 20 feet tall, and any chain-link fencing has to stay hidden from the public right-of-way.

Data centers in unincorporated Forsyth County cannot exceed 60 dBA at any time, or 55 dBA overnight between 9:00 p.m. and 7:00 a.m., measured at the boundary of the nearest residentially zoned property. Unified Development Code Section 16-4.10 pairs that sound ceiling with a requirement that cooling and ventilation equipment stay enclosed inside the building.
