UDO § 210-120 sets minimum front, side and rear yard setbacks for every base residential district in unincorporated Gwinnett County. RA-200 and R-LL require the deepest yards, 35 feet front, 40 feet rear and 20 feet side, while R-IF, LRR, MRR and HRR taper down to zero feet on every side.

Structure Height Limits

UDO § 210-120 caps building height at 35 feet across Gwinnett County's six single-family districts, RA-200 through R-SR, then steps up for higher-density housing: 40 feet in R-TH Townhouse, 45 feet in R-IF Infill, 60 feet in LRR, and 75 feet in MRR. HRR, the High-Rise Residential Multifamily District, carries no maximum height at all.

Lot Coverage Limits

Unincorporated Gwinnett County caps building footprint under UDO § 210-120: 25% of lot area in the RA-200 and R-LL districts, 45% in R-100, 55% in R-75, 60% in R-60, and 70% in R-SR for detached lots only. R-TH, R-IF, LRR, MRR and HRR carry no coverage percentage, but multifamily and townhouse districts must still hold 10% of the site as open space.
