Jackson, NJ Environmental Rules: Flood Zones (2026)

Chapter 210, Flood Damage Prevention, Section 210-11 establishes how flood hazard areas are defined in Jackson Township. The Township was accepted into the National Flood Insurance Program on September 16, 1982, and its floodplain regulations work alongside the Uniform Construction Code and the state Flood Hazard Area Control Act. Special flood hazard areas are identified through the FEMA engineering report titled Flood Insurance Study, Ocean County, New Jersey (All Jurisdictions), dated December 16, 2021, together with the accompanying Flood Insurance Rate Maps whose effective date is September 29, 2006, all adopted by reference under Table 102.2(1).

Section 210-11 also directs the Township to use federal best-available data, such as preliminary FEMA maps, when it shows higher flood elevations or larger hazard areas than the effective maps, and to apply New Jersey's own Flood Hazard Area Control Act standards, which the code notes can regulate an area more expansively than FEMA's Special Flood Hazard Area, particularly along watersheds of 50 acres or more. Maps and studies are on file at the Municipal Building at 95 West Veterans Highway. Under Section 210-8, any person who builds, relocates, extends, converts, or alters a structure without complying with Chapter 210 faces a fine of up to $1,250, up to 90 days imprisonment or community service, with each day of continuing violation a separate offense after a 30-day cure period, and repeat violations within a year draw an additional court-set fine.
