Tamarac, FL Environmental Rules: Flood Zones (2026)

Tamarac Code § 8-1 names Chapter 8 the Floodplain Management Ordinance of the City of Tamarac, and § 8-2 defines its reach broadly: the chapter applies to all development wholly or partially within a flood hazard area, expressly listing subdivision of land, filling, grading and other site improvements, utility installations, construction or alteration of buildings and structures exempt from the Florida Building Code, placement of manufactured homes, installation or replacement of tanks, placement of recreational vehicles, installation of swimming pools, and any other development. Section 8-8 confirms the chapter applies to all flood hazard areas within Tamarac as established in section 8-9, and § 8-9 in turn adopts by reference the Flood Insurance Study for Broward County and Incorporated Areas dated July 31, 2024, along with the accompanying Flood Insurance Rate Maps and all subsequent amendments, as the minimum basis for locating flood hazard areas; those studies and maps are kept on file with the Chief Building Official at 6011 Nob Hill Road.

The chief building official is designated the city's floodplain administrator under § 8-13 and is authorized to interpret and enforce the chapter under § 8-14. Section 8-11 makes Chapter 8 supersede any conflicting development ordinance and directs that the more restrictive rule governs in a conflict, while § 8-9.1 lets the floodplain administrator demand additional surveyed topography data when a site's elevation relative to the base flood elevation is unclear. Development that proceeds without a required permit, conflicts with an issued permit, or fails to fully comply with Chapter 8 is a violation under § 8-41, and a structure lacking documentation of its lowest-floor elevation or other required certifications is presumed to violate the chapter until that documentation is produced.
