Lenexa, KS Fence Regulations: Height Limits (2026)

Table 1 in Section 4-1-B-24-F-5-b of the Lenexa Unified Development Code sets fence heights by type. A fence or non-retaining wall on residential property, in all residential districts and mixed-use districts that include residential uses, is limited to 6 feet and needs a permit. It can sit on the side and rear property lines. In the front yard it cannot be closer to the front property line than the front wall of the constructed building. On a corner lot, privacy fences, open-style fences taller than 4 feet, and walls must meet the required setback from side streets, while an open-style fence 4 feet tall or less can be set back 15 feet from the street-side side property line, as long as it does not impede safe visibility for pedestrians and vehicles as determined by the Community Development Director.

Non-residential property gets a 10 foot limit, also with a permit. An agricultural fence in the AG district is limited to 6 feet with no permit. A decorative fence, allowed in all districts without a permit, is limited to 3 feet, cannot run more than 75 percent of the lot width, and cannot fully enclose the yard. A recreational fence is limited to 6 feet for private swimming pools and 10 feet for other uses. When a fence sits within 3 feet of or on top of a retaining wall, the fence height plus the retaining wall height cannot exceed 10 feet.

Fence height is the vertical distance from adjacent grade to the top of the fence posts or panels, whichever is higher. On a double-frontage lot, the rear-yard fence is held back to the building line of the adjacent property, and the Director can reduce that setback where visibility and neighborhood character are kept. The Planning Commission and the Director can approve deviations under Section 4-1-B-24-F-5-c.
