Lenexa, KS Parking Rules: Loading Zones (2026)

Lenexa's rules for commercial loading are physical design standards for off-street loading spaces, found in Section 4-1-D-1 of the Unified Development Code under Loading Area Design Standards. They apply to new development and to additions and enlargements, where loading facilities are required only in proportion to the addition rather than for the whole building.

Each loading space, open or enclosed, must be at least 12 feet wide and 55 feet long with 15 feet of vertical clearance. Open spaces need asphalt, concrete or other hard-surfaced dustless material with adequate drainage, as approved by the Engineering and Construction Services Administrator.

The space is for loading only. Sales, storage, display of merchandise including automobiles, repair work and dismantling are not allowed in loading spaces, aisles or maneuvering areas, and the ground in front of loading docks and overhead doors cannot count toward required parking.

Location rules are specific. No loading space or maneuvering area can sit within 20 feet of a public street right-of-way or within 10 feet of any other property line, and docks must be set back far enough that trucks never occupy the right-of-way while loading, unloading or maneuvering. Maneuvering areas must let a vehicle reach the space in a single movement. Loading areas cannot block emergency vehicle access or interfere with circulation in the parking lot, and the Engineering and Construction Services Administrator can require physical barriers between loading and parking areas. Front and street side yards are off limits unless the Community Development Director finds that site conditions, building function or other unique factors make rear or side yard placement impractical.

Screening follows the landscape standards of Section 4-1-D-2: perimeter plantings or land use buffers, and along street frontages the perimeter planting table adds evergreen trees, shrubs or a berm to reach 75 percent screening of service areas such as loading docks.

On public streets, Lenexa's traffic code defines to park as standing a vehicle other than temporarily while actually engaged in loading or unloading property or passengers.
