New Britain, CT Fence Regulations: Height Limits (2026)

Section 230-100.10's Schedule of Permitted Fences and Walls fixes maximum heights district by district. In the S-1, S-2 and S-3 single-family districts and the RO district, fences may rise to zero feet inside the required front yard, meaning no fence taller than grade is allowed there, while outside the front yard the cap is 6 feet in S-1/S-2/S-3/RO. The T, T-6, A-1, A-2, A-3, OP, B-1R and the IHZ/TOD zones allow 4 feet in the front yard, B-1, B-2 and B-3 allow the same 4-foot front-yard cap but step up to 8 feet elsewhere, and heavy industrial I-2 and I-3 and the UI district permit 8 to 10 feet in both the front yard and beyond.

Section 230-100.20 measures that height from ground level at the base of the fence, except where a retaining wall sits underneath; there, height is measured from the average grade on each side of the wall, and a fence on the uphill side of a retaining wall may still stand at least 4 feet even if the district schedule would otherwise cap it lower. Separately, Section 230-70's Corner Clearance rule overrides every district's height table at intersections: within the triangular area formed by two points 15 feet from the corner along each intersecting street line, no wall, fence, vehicle, object or hedge may exceed 2 feet, though trees trimmed clear to 10 feet above curb level are exempted. That two-foot sightline cap applies in every Residence District regardless of what the Section 230-100.10 table otherwise allows for that lot.
