Omaha, NE Fence Regulations: Height Limits (2026)

Omaha Municipal Code § 55-786 sets fence standards by district. On residential land, a fence in the required front yard setback tops out at four feet; anywhere else on the lot it can run up to six feet. Fences in required front or street side yards must be at least 50 percent open (solid privacy fencing is only allowed outside those areas). No solid fence may sit inside the sight triangle at a street corner (the 30-foot-per-leg triangle at intersecting streets), and finished fence faces must point toward neighboring properties and the street. Office districts allow up to six feet; commercial and industrial districts allow six feet in front setbacks and up to ten feet elsewhere, with openings required in bufferyard fencing. Permit denials or revocations under this section can be appealed to the zoning board of appeals under § 55-888.
