Parsippany-Troy Hills, NJ Fence Regulations: Height Limits (2026)

Section 430-11 of the Township Code, added by Ord. No. 2000:7 on 3-14-2000, sets fence height by yard. Side and rear yard fences and walls are capped at six feet. Front yard fences and walls are capped at four feet.

Open construction only in front. No closed-type fence or wall can go up in the front yard. The code defines a closed-type fence or wall as one with an open space between members of less than 50% of the width of vertical slats or members, so the gaps have to reach half the width of the slats. Necessary retaining walls required for site grading, up to a height of four feet, are permitted within a front yard subject to sight triangle considerations, with at least three feet of planted space between each tiered wall. Retaining walls stay subject to all applicable construction codes and permits (amended 9-18-2007 by Ord. No. 2007:29).

Placement. Fences and walls must be built no less than six inches from the property line, and the finished side must face outward toward adjacent properties. No fence or wall on a corner lot can be constructed within a required site triangle for the corresponding street intersection. Under the yard definitions in § 430-8, a corner lot has a front yard corresponding to each street frontage, so the four-foot front yard cap applies along both streets.

Pools. Fences surrounding pools must be a minimum of four feet in height and designed in accordance with appropriate state regulations.

Permit. A zoning permit signed by the Administrative Officer is required before a structure is erected (§ 430-295A), and the fee for a residential deck, patio, pool, shed, fence, wall or driveway is $50 (§ 430-295E).
