Southaven, MS Fence Regulations: Height Limits (2026)

Sec. 13-10(h) governs fences, walls and hedges in the City of Southaven. In every residential district, including residential uses in PUDs and office districts, no fence taller than four (4) feet is allowed in the front yard and no fence taller than six (6) feet is allowed in the rear yard.

Sec. 13-10(h)(b) treats residential corner lots with two (2) front yards differently. A maximum of a six-foot sight proof fence can go in the front yard that is not designated for the entrance, while the entrance front yard must follow the decorative fence rules of 13-10(h)(a). Walls, hedges and similar structures are restricted to the same guidelines as fences under 13-10(h)(c), so a hedge in the front yard meets the same four-foot cap.

Sec. 13-10(h)(e) keeps every one of these structures out of the sight triangle. Sec. 13-1(b) defines that triangle as land where nothing is erected, placed, planted or allowed to grow in a way that limits the sight distance of motorists entering or leaving the site or intersection. At street intersections on corner lots it is measured along the back of curb on both streets for fifty (50) feet from the point of intersection of the curb line. At curb openings on private lots it is measured ten (10) feet along the property line adjacent to the street and ten (10) feet up the driveway. Sec. 13-10(e)(2) separately limits screening on corner lots to no more than two (2) feet in height inside the sight triangle.

Commercial and industrial districts use a review path instead under 13-10(h)(d). New fences in existing developments, including PBP, go through administrative review by the office of planning and development, and fences in new developments go to the design review committee for approval.
