Vineland, NJ Fence Regulations: Height Limits (2026)

Section 425-77 sets the City's fence standards, applying to any "artificially constructed barrier of any material or combination of materials erected to enclose or screen areas of land." For residential zones, Subsection D(1) fixes height at six feet maximum from the building line back toward the rear of the lot, but only four feet maximum in the strip running from the property line to the building line, meaning the area nearer the street carries the lower cap. Subsection D(2) adds an openness rule for front-yard fencing over 30 inches tall, requiring at least 70% of the vertical face to be open, which rules out solid stockade-style fencing in front yards once a fence exceeds that height.

Tennis-court fencing is separately capped at a 10-foot minimum, open-wire type, under D(3), and pool fencing gets its own four-foot minimum for in-ground pools under D(4). Subsection E sets an eight-foot maximum, including barbed wire, for business and industrial zones other than LC, LMS and EG, set back at least 10 feet from the front property line; those three zones prohibit fences outright except for trash-receptacle or mechanical-equipment enclosures. Subsection F permits a 10-foot fence around public playgrounds, parks or school property. All fences must sit within the owner's property lines, may not encroach on a right-of-way or easement, and must not obstruct visibility, per Subsection C.
